Directions

 Sheringham is off the A148 Kings Lynn to Cromer Road. Enter the town via the A1082 Holway Road. At the roundabout take first left and then take the next left into Holt Road, over the brow of the hill turn left into Vicarage Road and at the top turn right into Hooks Hill Road, we are right there, tucked in the corner.

We have plenty of parking.

Access Statement

Fairlawns is set below road level.  Arriving at the property you encounter a set of descending steps which lead to the front door; there are 9 steps in total, the first step has a 3" drop, the second step is 23" deep with a drop of 8" and the remaining 7 steps are 13.5" deep with a riser (drop) of 8".  There is a sturdy handrail on the left hand side.

The ground is flat for 6 ft.  There are 2 front door steps; the first has a riser measurement of 6" with a depth of 17", the next has a riser measurement of 7" with a depth of 15".  You have now entered through the front doorway which is 38.5" wide.

Hallway - The length of the entrance to the foot of the stairs is approx. 12 feet.

The stairs to the first floor comprise of 15 steps, the riser measurement is 7" and the depth of each step in 9".  The handrail is on the right hand side.

Upon reaching the top of the stairs, there are 3 rooms off to the left (Abbotsley, Waresly and Longstowe) and two further bedrooms to the right of the stairs (Gransden and Eltisley).

All bedrooms and bathroooms have even floors.  There are no steps in the bedrooms or bathrooms.  The entrance to the five bedrooms is approximatley 28" wide.

Garden Access

The garden can be accessed from the front of the house.  After the initial set of steps, turn left past the conservatory to the end of the building and then turn right. There is a gate here which is opened by a lever on top of the gate, the ground here slopes downwards until you reach the lawn.
